Client Testimonials

Susie and Bruce – a million thanks for your help in making my move to this beautiful part of France straight forward and easy. The fact that you kept in constant touch with me via email and telephone throughout the entire property buying process gave me such peace of mind. This could have been a very stressful exercise for me – but it wasn’t. Not only were all the legal requirements and translations dealt with, but the ‘after sales’ advice was much appreciated too!  - i.e. the car buying process, how to open a bank account, and just general willingness to advise on a whole range of issues that would have left me floundering. Your help during the early days was much appreciated – I’m pleased that our professional dealings have developed into a personal friendship.

To whom it may concern,

When Susie asked if I would kindly act as a reference, I felt no hesitation in doing so. We have known Susie for 5-6 years now, initially when we visited France to look for a property we could do-up and rent. Susie and Bruce were both extremely helpful, guiding us through the intricacies of the French purchase system and helping with short-term accommodation in the areas of our preferred search. After a couple of trips to the Languedoc, we found just what we wanted in the picturesque village of Siran; completed the purchase and set about the renovations - eventually we were in the rental business!

When our circumstances changed, and we wished to sell Siraneque we placed the property on the market with different agencies over a period of time, but it was Susie who seemed to have a really genuine interest in trying to sell the property for us. Other agents had taken the details, advertised the property, and seemed to have done little more – we had little or no feed-back, in fact it seemed we had to do most of the chasing. Susie actively marketed the property and within a matter of weeks of taking on the commission, the property was under offer, and it was not too long before we were heading back over to France to complete the sale. Even in France, where things are more like the Scottish system, hiccups can arise, often because of the intricacies of the French legal language and customs. Nevertheless, Susie and Bruce went the extra mile, kept things on track, and the sale was accomplished on the due date.

Regretfully, we are not in France as often as we would like, but when we are, we meet up for a coffee and natter, Susie’s time permitting. In addition, she has been instrumental in finding us somebody who can look after the garden of our new home, when our own efforts with the local artisans failed.

If in a pickle, I know I can contact Susie and if she is able to help, I know she will and that is a real asset whether in the UK or in France, as the local dialect is not always easy to understand. Our French does improve a little each time we visit, and we are looking forward to spending a lot more time in France, and maintaining our links with Susie and Bruce.

Dear Susie,

Thank you for your sound and honest advice, helping us with the purchase of our town house in Olonzac. We were inspired by your enthusiastic and down to earth approach; I think you knew what we wanted before we did. The house is perfect for our needs and we love it.

You have since then also helped us to find tenants. We've had two long-term winter lets as well as others and very much enjoyed getting to know the people you've introduced to us. We value the open easy going relationship that has built up between us since we first met.

All the best,

Georgine and Malcolm McLeod

Our foray into the French property market began a long 19 months ago and it became a roller coaster ride entrenched in French bureaucracy, impeded by Gallic foibles and constant changing of goal posts where the answer seemed to be to just walk away and quietly forget living the French dream, which we probably would have done had it not been for Susie.

She kept us informed every step of the way and when the situation escalated even beyond her knowledge, we learned some of the intricacies of French planning together and what we couldn’t find on the internet, Susie tapped into her connections and resources.

When things go awry and you are in a different country you need someone like Susie to be your anchor. As the face of Languedoc Property Management she inspires your confidence and trust which are so crucial to a successful partnership and she was always there to offer support and soothe fears when the situation seemed to get benighted and was constantly optimistic.

Our recommendation to any future clients of Languedoc Management Services could not come any higher.

You are guided through the process of buying and selling explicitly and the costs are displayed clearly with no hidden agendas and you can guarantee a reliable, honest, conscientious service done with integrity.

Hi Susie and Bruce

When we asked you to sell our house in Azille we were aware that you had already achieved
considerable success by proactively selecting and marketing properties in the area.  Your initial valuation was higher than we expected and well in excess of that given by another local agent.

We went with you and were not to be disappointed as you found a buyer very quickly and at the
asking price.  The sale proceeded smoothly and I was grateful for your assistance with translation duing the 'signing' at the Notaires. Both of us (my wife was seriously ill in hospital
during the whole process) will always be grateful for your professional handling of this transaction
at a time when we really didn't need any more stress.

Best wishes
Geoffrey and Anita

Dear Suzie and Bruce,

It is now three weeks since we arrived back in the UK. We still cannot believe that we have actually managed to find a home in France; something we have been talking about and dreaming of many years.

We also realise that without the enormous amount of help and effort on your part we would still be looking. The service you offer is quite outstanding.  The things that impressed us most Suzie, was that not only did you sit us down and ask us for a list of things that were important to us, but you actually listened to us and in some magical way found us three possible houses all within our price range to look at. As you know we had already been shown several absolutely horrendous houses by various French agents. At that stage we thought our search would be quite hopeless.

Luckily for us we just happened to mention to some friends who live in Homps that we were looking for a house in the locality when thankfully they recommended we go to see you both. We just couldn’t believe our luck when we met you, and the rest, as they say, is history.  We cannot thank you and Bruce enough for all the invaluable help and advice you have given us along the way. You have made the whole process a very pleasurable experience.  We cannot believe it is all going so smoothly.

Unfortunately, we are not gong to be able to be there for the final act, but we know we can leave it in your capable hands.

Once again, thank you both for all the hard work you put into looking after your clients and for making us feel that we are special and that we really matter, quite a rarity these days.

Kindest regards to you both, and of course, Lucas and Manuk

Dear Bruce and Suzie,

Andy and I wanted to write and than you for all the hard work and help you  gave us when searching for and then purchasing a property in the Languedoc.  Considering we just wandered in to your office in October with a vague idea of buying a house “sometime in the future” – say 3 or 4 years hence”, it’s quite amazing to think that we are now the proud owners of one, signed on the dotted line in December!

We know you’ve received letters from other similarly satisfied clients but we really wanted to put into writing how appreciative we are of the sheer amount of work, level of commitment, time given to us and amount of detail you covered, right through from driving us around various properties, negotiating the price, putting in the offer, taking us to and opening a bank account, sorting out insurance, explaining French taxes and utilities, hurrying along the notaires, arranaging the signing of the “Compromise de vente” on our behalf, to the final arranaging of the translator and accompanying us to the final “Acte de vente”. And somewhere in the middle of all of that you bought us lunch!

We hope you had a fantastic skiing holiday and next time we’re down in Ginestas, let’s hope we can all get together over a meal and a glass or two.

With kind regards,

Sue and Andy Evans

Dear Bruce,

Just a note to say thank you for your excellent, friendly and most professional services in finding our new house in France.

We both felt that your explanation to us of the types of property available and locations in Languedoc Roussillon was superly done which we much appreciated.

We would like to say that your management guided us through the complexities of the French legal system for purchase, and your help to set up our local banking facilities was much appreciated. You made the whole process of buying and taking up residence easy to understand and much less worrying than initially anticipated from what we had read in the UK media.

We can without reservation recommend Languedoc Property Management to would-be purchasers and have already done so to our friends and colleagues in the UK and Holland.

Best regards,

Yours Sincerely

Dear Bruce,

Looking forward to coming out for our first Christmas in Azille seems a good time to thank you and Suzie again for all your help in finding our French ‘bolthole’.

Buying a house in France is not that difficult in practical terms but when you look back you  realise it is all the little things added together that emphasize the unknown territory you are in. Local knowledge, the language, the quirks of a different legal process, transfers of money, surveys, insurance, opining a bank account – for most of us how do you deal with a notaire and a bank manager who don’t speak a word of English?  Without your help and guidance in all this the whole process would have been mind boggling! – a service way beyond that of an ordinary ‘Immobilier’

Once the sale is completed the ‘after sales’ service kicks in – where does one buy flat sheets? Where do we hire a van? Can you find a plumber to fix the sink? Visiting only 4-5 times a year, how do we pay the tax fonciere on time and the electricity bill? All the things that even in the 21st century are not easy to handle remotely. You certainly live up to your name for property management.

Without hesitation we would recommend you to anyone thinking of moving to the area and hope that you will continue to look after our property escapades in the future.

In anticipation of a glass or two with you at Christmas.

With our best to you and Suzie

Dear Sue,

Having returned safely to England, I feel that I must write to thank you for the considerable effort you put in to help me find a suitable property. The fact that you, personally, were prepared to take me to so many villages and to show me such a variety of houses made the whole process easier and more enjoyable. It certainly helped me to explore a number of options before making my decision.

Should the opportunity arise I would not hesitate to recommend your Company to my friends, or anybody who is looking to buy a house n the South of France. The personal service provided made the task of house hunting and purchase in a foreign land far less daunting.

I am now anxiously looking forward to returning to finalise the purchase and meeting you and Bruce to celebrate my move to Azille.

Yours, with best wishes and sincere thanks,

LPM – Were recommended to us by a previous client....

Investing in any property is a serious business. Factor in a foreign country and language, an unfamiliar conveyencing system and a seemingly endless list of bureaucratic regulations – added together create an almost impossible task for any individual.

Literally from the word Go,  Sue and Bruce showed their expertise in Client Contact, viewing arrangements (many!), contracts, inevitable hiccups, Notaire requirements and final signing.

LPM have an attractive and practical selection of Ancillary and Support services such as providing assistance in opening bank accounts, money transfers, advice on insurance, water and electricity issues and most reassuringly keeping (us) their clients continuously in the picture with regular communications and updating.

From start to finish Sue and Bruce handled business in a relaxed yet professional manner which no doubt is enabled by their accumulated experience in this area.

Now it’s our turn to pass on the recommendation and we do so without hesitation  - Let LPM do the work!
